Opportunity: Asset Management Summer Internship

HHM Hotels is a leading hotel management and investment company with a portfolio of over 240 hotels and resorts spanning North America. The organization takes pride in operating over 50 independent luxury and lifestyle hotels as well as premium branded hotels in urban and resort markets. 

The position will be responsible for supporting the Asset Management and overall, Investments, Team in the management of HHM’s growing portfolio of JV hotel investments. Key functions include monitoring portfolio performance and making recommendations for value maximization, conducting ROI and ad hoc analyses, cash management, and financial investment modeling. The individual will have direct exposure to the Executive Management Team and will be expected to interact with capital partners, lenders, and brokerage firms as appropriate. HHM prioritizes career development, gives employees ownership of projects, and allows them a strategic runway to impact stakeholders. The position is located in the company’s Philadelphia office.

Essential Job Functions

  • Generate weekly and monthly portfolio performance reports in order to assist in developing successful strategies and decisions relative to revenue management, sales, operations, and expense management 
  • Analyze property income statements, conduct benchmarking analysis and prepare other ad hoc analyses related to portfolio performance to drive business decisions
  • Maintain quarterly investment models for the portfolio, including recommendations for hold/sell and refinancing decisions
  • Assist with portfolio cash management, including cash forecasting, tracking, lender waterfalls and disbursements, and distribution recommendations
  • Help oversee capital planning and execution for the portfolio, including budget, schedule, and coordination with the project management team
  • Maintain relationships with our JV capital partners, including weekly/monthly calls, reporting requirements and ad hoc requests
  • Assist with potential opportunistic disposition activity including information gathering, broker/investor interactions and creation of ad hoc analyses 
  • Collect market data and maintain database of all factors affecting markets and submarkets for each hotel and/or portfolio, including demographics and changes in supply and demand

Position Requirements

  • A full-time Bachelor’s or Master’s/MBA student with a concentration in business, finance, real estate, and/or hospitality 
  • This role is based in our Philadelphia corporate office 
  • A long-term focus on developing a career in real estate within a fast growing and entrepreneurial company 
  • Excellent organizational skills and ability to manage information flow 
  • Knowledge of investment principles and having knowledge of hotel operations is plus
  • Strong written and verbal communication skills; ability to work on independent tasks 
  • Strong Excel-based knowledge necessary for financial modeling 
  • Strong presentation and PowerPoint skills 
  • Ability to manage multiple priorities under time constraints 
  • Extended work hours potentially/likely required 

Work Environment and Context

  • Requires sitting for extended periods, use of hands and fingers to operate computers and keyboards.
